Planning permission

The planning process is often seen as a hurdle in the progress of extending your home or carrying our alterations, however, one of the benefits of the process is that it allows a period of time for the impact of the proposals to be assessed. Neighbours are invited to comment and the local authority provide an impartial view of the impact of the proposals. If the application is successful, a notice of permission is received and providing the alterations are carried out in accordance with the notice the works are considered to be lawful.
The early investigations carried out to assess the feasibility of the proposals are also key to the proper execution and success of the building works. Relatively simple desktop studies can be undertaken, for example, to assess whether your home is in a conservation area or is listed, whether their are any covenants or easements affecting your home or more fundamentally whether the ground is suitable to build on.
Recent changes in permitted development have meant that certain extensions or alterations can be carried out without planning permission.To avoid doubt it is always best to consult with your local authority prior to carrying out any building work.
